What does a Estimator Do?
Develop Residential Construction Estimates
Reviews project plans, specifications, quantities, labor requirements, materials, and other scope information to develop accurate residential construction estimates.
Perform Quantity Takeoffs
Measures and quantifies materials, assemblies, labor, and other construction components required to complete the project.
Analyze Subcontractor & Supplier Pricing
Solicits, reviews, compares, and evaluates subcontractor proposals, supplier quotes, and material pricing to support accurate project costs.
Prepare Competitive Bids
Compiles project costs, allowances, contingencies, labor, materials, and subcontractor pricing into detailed bids and budget estimates.
Monitor Cost Changes
Updates estimates as plans, specifications, material prices, labor requirements, or project scope change throughout the construction process.

KEY RESPONSIBILITIES
- Prepare detailed cost estimates and budgets for residential construction projects based on plans, specifications, quantities, and project scope.
- Perform quantity takeoffs and analyze labor, materials, equipment, subcontractor, and supplier costs.
- Solicit and evaluate subcontractor and vendor proposals while identifying scope gaps, pricing discrepancies, and potential cost risks.
- Prepare competitive bids, budgets, bid comparisons, and cost reports for preconstruction and project teams.
- Collaborate with project managers, purchasing teams, superintendents, subcontractors, architects, engineers, and leadership to refine project costs and maintain estimating accuracy.
QUALIFICATIONS & REQUIREMENTS
Experience
5-12+ years of residential construction estimating, preconstruction, cost estimating, or related experience, with demonstrated knowledge of residential building methods and construction costs.
Education
Bachelor’s degree in Construction Management, Civil Engineering, Quantity Surveying, Business, or a related field preferred. Equivalent residential construction estimating experience may qualify.
Certifications
Relevant construction estimating, project management, or industry certifications can be beneficial depending on employer and project requirements.
